What is a right to manage?

The right for apartment owners , via a Right to Manage Company, to take over the management functions of the block from the Landlord or the Landlord’s appointed Managing Agents.  If you are unsure if you have the right to manage we can help you to find out.

Why should I use a managing agent ? I can save money by managing my own building.

The role of a managing agent today is a complex one and requires a professional approach . To carry out the role requires knowledge of landlord and tenant law, building construction, health and safety regulations, basic accounting and more. There are benefits of professional management which should be balanced against the fees which leaseholders will have to bear. Make sure your managing agent is qualified to manage your block.

We are members of the Institute of Residential Property Managers and Associate of the Royal Institute of Chartered Surveyors.  We are also a member of the Property Redress Scheme.  We follow the RICS code of practice, Service charges in Commercial Property, 3rd edition and the Service charges in Residential Property, 3rd edition.

Our service is a personal, tailored service and we work closely with the developer from a pre-build consultancy service to the final hand over when the last units are sold.  The reputation of developers can be damaged by a poorly managed site and lack of transparency of service charges we work closely with our developers to ensure a smooth transition.

Will is be a hassle to change managing agents ?

No it won’t be any hassle for you your service charge money is protected by Client money Rules and Section 42 of the Landlord and Tenant Act 1987; service charge monies must be held in a designated trust account and correctly accounted for.

When we take over the management of a block, the outgoing agent is obliged to provide a fully reconciled fund transfer to us. This will show all financial transactions as well as a list of every Leaseholder’s service charge account .  This is managed by the team at Level and will need little or no involvement from  a new client.
